When moving to a new home in a new area, one should do always do an appraisal to get important information pretaining to the new area and the home. Appriasals can give you important information which you can use to make a informed decision. Some of the things you will learn from an appriasal are, but limited to: If the house or condominum is in a flood zone. This can affect your monthly insurance costs. What the zoning is of the house or condo. This will detirmine if the highest and best use is being used. Condition of home or condominium compared to other homes in the immediate market area. Taxes on the property. Age of the home, effective age, type of upgrades. Condminium fees or Home Owner’s Association fees. Price range of available and closed comparable homes in the immediate market area. Location map of the subject and most recently closed comparable sales.
